The NSW First Home Owner Grant provides $10,000 for eligible first home buyers purchasing or building a new home. Importantly, this grant is for new homes, not standard established properties.

First Home Buyers Assistance Scheme

The First Home Buyers Assistance Scheme can reduce or remove transfer duty for eligible first home buyers in NSW.

From 1 July 2023, first home buyers may receive a full transfer duty exemption for new or existing homes valued up to $800,000, with concessions available for homes valued over $800,000 and under $1 million. Vacant land may also qualify for an exemption up to $350,000, with concessions available up to $450,000.

For buyers planning to build, the vacant land concession can be especially relevant.

Australian Government 5% Deposit Scheme

The Australian Government’s 5% Deposit Scheme helps eligible first home buyers purchase sooner with as little as a 5% deposit, without paying Lenders Mortgage Insurance. The scheme was expanded from 1 October 2025, removing income caps, removing place limits and increasing property price caps.

For regional NSW buyers, this can be a major advantage because saving a 20% deposit is often one of the biggest barriers to building.

Help to Buy Scheme

The Help to Buy Scheme is a shared equity program where the Australian Government may contribute up to 40% of the purchase price for a newly built home or up to 30% for an existing home. Buyers need a minimum 2% deposit and must use a participating lender.

Because the government contribution is higher for newly built homes, this scheme may give new builds an advantage over established properties.
